Comparing Quotes?
Smart move. Here's exactly what's different.
The cheapest inspection quote usually means something got left out — thermal imaging, a buy-back guarantee, or a warranty that's actually free. Here's what you get with Inspector Pros and what a lower price typically doesn't include.

Experience
Inspection Quality Is a Pattern-Recognition Skill
Every defect has a signature — a particular stain pattern, a subtle slope, a sound when you press the drywall. Recognizing those signatures quickly and reliably comes from repetition. Inspector Pros has completed thousands of inspections across El Paso and Las Cruces.
The industry norm is fewer than 15 inspections per month. At that pace, a part-time inspector may go months without seeing certain defect patterns — meaning clients pay for someone to look, not necessarily someone who recognizes what they're looking at.
More reps means faster identification, more accurate reporting, and fewer things that get written off as normal wear and tear when they aren't.
The Warranty
The Real Reason Some Inspections Are Cheaper
Some inspection companies offer low prices — and then make their money on the back end by selling your contact information to solar companies, water-softener dealers, utility providers, and other home-service vendors.
The way it works: they offer a “free” warranty or home protection program as part of the inspection. To activate it, you hand over your information. That information gets sold to third-party companies who pay referral commissions for new leads. You then get bombarded with calls, texts, and mailers — and the inspection company gets paid again, this time by the vendors chasing you.
The inspection looked cheap. It wasn't. You just paid with your privacy instead of your wallet.
Our warranty is genuinely free — no sign-up, no data sharing, no referral network. We make money one way: the inspection fee. That's it.

Common Questions
FAQ
Why is Inspector Pros more expensive than another quote I got?
Because what's included is different. Thermal imaging, the InterNACHI Buy-Back Guarantee, and a real inspection warranty aren't add-ons here — they're built into every inspection. When you strip those out, the price looks lower. But then you're unprotected if something gets missed, and you're paying separately for tools that should come standard.
What is the InterNACHI Buy-Back Guarantee?
If we miss a covered defect during your inspection, InterNACHI will buy your home back at the original purchase price. It's a third-party backstop — not an Inspector Pros promise, an InterNACHI program — included at no extra cost on every inspection we perform.
What does thermal imaging actually catch?
Infrared cameras see heat signatures, not just surfaces — so they catch moisture intrusion behind walls, electrical hot spots, missing insulation, and HVAC leaks that look perfectly fine to the naked eye. Most cheaper inspectors skip it because the equipment costs $3,000–$10,000. We include it because it catches the expensive stuff.
How long does an inspection take?
Typically 2.5–4 hours depending on the home size and what we find. We never rush — a faster inspection just means more things get missed.
Is the inspection warranty really free?
Yes. No subscription, no sign-up, no data sharing. The InterNACHI Inspection Warranty is included on every buyer's inspection at no extra charge. We don't pass your information to warranty companies or referral networks in exchange for commissions.
Do Your Homework
13 Questions to Ask Any Inspector Before You Book
Ask every inspector on your list — including us. The answers tell you more than any price.
How many inspections have you completed total?
Pattern recognition comes from repetition. An inspector with thousands of inspections has seen failure modes a newer inspector may never have encountered.
Thousands across El Paso and Las Cruces.
How long have you been inspecting full-time?
Part-time inspectors doing a handful of jobs per month accumulate experience slowly. Full-time volume matters.
Full-time for years — not a side job.
What certifications do you hold?
TREC licensing is the legal minimum. CMI is the highest credential in the industry — held by fewer than 3% of inspectors nationwide.
Two CMIs. Also ICC, CCPIA, and InterNACHI certified.
Are you a Certified Master Inspector (CMI)?
CMI requires thousands of completed inspections, continuing education, and peer review. Most inspectors are not CMIs.
Yes — two CMIs on staff. Every report reviewed by a CMI before delivery.
What tools do you use — and are you certified to use them?
Anyone can buy a thermal camera. Using it correctly to find hidden moisture, electrical faults, and insulation gaps requires training and certification.
Professional thermal cameras, trained and certified. Included on every inspection.
Is thermal imaging included, or extra?
Many inspectors charge $100–$300 extra for thermal imaging. It should be standard — it catches what the naked eye misses.
Included at no extra charge.
Do you walk the roof, or inspect from the ground?
A ground-level roof inspection misses soft spots, failed flashing, and improper installation — defects only visible from on top.
We walk 99% of roofs directly. Steep or fragile surfaces: FAA-licensed drone.
If the roof is too steep or multi-story, how do you inspect it?
Binoculars from the driveway is not an inspection — it is a guess. A missed roof defect can cost tens of thousands after closing.
FAA-licensed drone with high-resolution imaging. Every roof fully inspected, no matter the height or pitch.
For pre-drywall inspections — are you ICC certified?
The ICC sets the building code standards new construction must meet. Without ICC certification, an inspector has no formal standard to reference.
Yes — ICC #8211646. We inspect to code standards and document what we find — what gets corrected is between you and your builder.
What happens if you miss something?
Every inspector makes mistakes. The question is whether there is a real safety net — not just a verbal promise.
InterNACHI Buy-Back Guarantee covers you at closing. Prefer not to sell? Buyer's inspections also include a 90-day warranty — protected either way.
Who reviews the report before delivery?
Some companies send reports directly from the inspector with no quality check. A second expert set of eyes catches errors before you rely on the document.
A Certified Master Inspector reviews every report before it hits your inbox.
Will you be available after closing?
Problems surface after move-in. Your inspector should be reachable — not impossible to get back on the phone once the job is done.
Yes. Direct access to your inspector before and after closing.
Do you share or sell my contact information?
Some companies monetize client data by selling it to solar, water-softener, and home-service vendors. You pay for the inspection and then pay again in unwanted calls.
Never. Not to anyone.
