First-time buyers often assume that because the bank ordered an appraisal, the home has been professionally checked out. It has not. An appraisal and a home inspection are completely different processes that serve completely different purposes — and you typically need both.
What an Appraisal Does
An appraisal is ordered by your lender to determine the market value of the home. The appraiser is working for the bank, not for you. Their job is to confirm that the property is worth at least as much as you are paying for it — so the lender knows their collateral is sound. Appraisers do walk through the property, but they are evaluating value, not condition. They are not looking for defects, not checking whether the HVAC works, not walking the roof, and not testing the electrical. They are comparing the home to recent sales in the area.
What a Home Inspection Does
A home inspection is ordered by you, the buyer, and the inspector works for you. Their job is to evaluate the condition of every visible and accessible system and component in the home — and give you a detailed, documented picture of what is working, what is not, and what needs attention. A home inspector is not assigning value. They are telling you what is wrong with the house.
Can the Appraisal Catch Major Problems?
Sometimes. FHA and VA appraisals have minimum property condition requirements that can flag obvious issues — a roof that is visibly failing, missing handrails, significant structural damage. But conventional appraisals have no such requirements, and even FHA appraisers are not trained or equipped to catch the issues a professional inspector finds. Appraisers do not use thermal cameras, do not test outlets, do not run the HVAC through a full cycle, and do not get into the attic on most inspections.
Do You Need Both?
Yes. If you have a mortgage, the appraisal is typically required by your lender — you do not get to opt out. The home inspection is your choice, but skipping it is one of the costliest decisions a buyer can make. A Note on HUD/FHA Inspections
If you are purchasing a manufactured home with FHA or VA financing, you may need a separate foundation certification in addition to both an appraisal and inspection.
